The Advanced Manufacturing District in Mundy Township represents a once-in-a-generation opportunity to create thousands of local jobs after decades of job losses, disruption from the COVID-19 pandemic, and continued high prices due to lingering inflation.

A new advanced manufacturing project will pump money into local small businesses, generate revenue and investment for our community, and keep our property values high. More people living and working in Genesee County means more foot traffic here and more customers at our shops, grocery stores, and restaurants.

An advanced manufacturing project will mean additional tax revenues that support our schools, roads, and public safety. It will also help bring the supply chain back to the U.S. allowing us to compete with other states and other countries.

We support creating opportunities for young people and future generations to find local jobs, so they aren’t forced to move away to find jobs. Many of these working-class jobs will create a local talent pipeline where young people can acquire the skills and training to succeed right here in Genesee County.

There’s no other property like it in our region. The AMD has everything an advanced manufacturer would need to thrive. That includes access to a high-skilled talent pool and a robust network infrastructure of educational systems, roads, rail, airports, water, sewer, gas, and electricity.

It’s rare to be able to pursue an investment like this, and this opportunity doesn’t come along every day. The timing is right, and we are fortunate to have the land and the infrastructure in place to pursue a manufacturing project that will create new local jobs.

The type of project we’re seeking – one that will create thousands of good paying, local jobs in Flint & Genesee and invest billions of dollars in our community – requires more acreage than acreage available at any of our local brownfields. In fact, our largest brownfield, the former Buick City site, is approximately 350 acres and roughly one-third of the size the AMD.

While we continue to market the AMD, we are absolutely committed to redeveloping our area brownfields to build a stronger Genesee County. We are excited about recent successes in that area, most notably with Ashley Capital’s investment at the former Buick City manufacturing campus.

An environmentally conscious planning approach will be at the forefront of any decision for the development of this property. This considers the protection of everything from rivers, streams, and lakes, to water quality, air quality, and soil.

Any development will be regulated by federal and state agencies, including the Michigan Department of Environment, Great Lakes, and Energy and U.S. Environmental Protection Agency. And each phase of development will be subject to the state’s environmental regulatory and permitting processes and considerations.

Beyond state and federal requirements, Mundy Township also requires that developers complete certain biological assessments. Any user that applies for this site must abide by all local, state, and federal requirements.

As the Flint & Genesee Economic Alliance markets the AMD, we have conducted studies covering the presence of threatened and endangered species, wetland identification and delineation, etc. The results of these studies will help inform how we approach the development of the property moving forward.

A significant portion of this site was and/or is used for agriculture. However, the AMD represents just a small fraction of our county and state’s total farmland. Michigan is home to 10 million acres of farmland, more than 3 million of which are under permanent farmland preservation agreements. In 2021, the state had a record high $2.5 billion in food and agriculture exports sold abroad.

Locally, there are hundreds of farming operations in Flint & Genesee that produce everything from soybeans and corn to hay and wheat. They play a critical role in our region’s economy and success. As we work to foster a more vibrant economy, we can grow economic opportunity and champion our agricultural roots at the same time.

The site does not yet have a user. When we do secure an advanced manufacturing company for the AMD, it will help bring our supply chain back to the United States, bringing back jobs that have been lost to foreign companies. It will also make our country more economically resilient and less reliant on foreign countries like China, which helps protect our national security.

We’re focusing our efforts on advanced manufacturing companies that would create thousands of jobs and invest billions of dollars in our community. Attracting a high-quality business partner is important to us. We want a good neighbor – someone that is additive to both our economy and our community.

As we don’t have a user for the site, any discussions around road or infrastructure upgrades would be purely hypothetical. Different companies will have different needs. Once a user is identified, we will bring in the appropriate partners to conduct assessments and determine if and what changes will need to be made.
